Chachoengsao is one of the three EEC provinces and home to the Gateway City and Wellgrow estates. It sits at the turn from Bang Pakong farmland into manufacturing base, so the legal work runs on both sides: the factory side — labor, operating licences, supplier agreements — and the land side, assembling and checking plots for projects, where boundaries, access, and the rights of existing occupiers are the recurring problems.
Project land starts with the Land Office file and the issuing history — not with the plan a broker brings. We check it in full before a deposit moves, and look at licensing and zoning at the same time, because those two fail together when they are checked separately.
